RUSSELLS CONSTRUCTION REFURBISHMENT HAT TRICK

Russells Construction has secured a £410,000 refurbishment project for an industrial unit in Runcorn on behalf of J&M Property Management Ltd. The Trafford-based contractor has started work on building an office unit within an existing warehouse which is set to become the new home of Sportswear International.

The four-month build programme will see delivery of the scheme by the end of January, providing work space for up to 30 people. The project involves the construction of internal walls, the full mechanical and electrical installation and decoration of the new-build pod within the industrial unit on Fairoak Lane.

This is the third refurbishment contract won by Russells in the last two months and reflects the recent mood in the market according to managing director Andrew Russell. He said: "I'm delighted that we have secured this latest contract, our third to be signed in just the last six weeks. We have seen a move towards refurbishment rather than new-build development in this sector which reflects the desire of developers and property owners to improve their current premises in order to appeal to as wide a potential market as possible.

Developer John Weatherilt, from J&M Property Management, has let the warehouse to Sportswear International, which is moving just a few miles from Rokeby Court to Fairoak Lane upon completion of the project. He said: "The provision of this extra office space is vital to support the expansion of Sportswear International which is due to take over warehouse from early next year.

"Having dealt with Russells Construction in the past I was confident they had the expertise and professionalism to undertake this scheme and deliver within the tight timescale we have set."

In October Russells Construction started work on an £800,000 project for AKW Group Plc at its World Freight Centre site in Trafford Park and earlier this month won another £400,000 refurbishment contract for a Yorkshire-based haulier, Longs of Leeds.
